The average price per square meter of free housing in Spain stood at 1,636.3 euros in the first quarter of 2019


The average price per square meter of free housing stood at 1,636.3 euros in the first quarter of 2019, representing a quarterly variation of 1.1% year-on-year of 4.4%, according to statistics data of the appraised value of the house published today by the Ministry of Public Works.

The following chart shows that, after 26 quarters of year-on-year falls in the price of housing, started at the end of 2008, the figure represents the sixteenth consecutive quarter of nominal rise in prices.

On the other hand, in real terms, that is, discounting inflation, the price of free housing has experienced an increase of 3.3%.

By Autonomous Community, it is verified that all of them, except Extremadura (-1.6%), present inter-annual growth, highlighting Madrid (8.3%), Navarre (7.0%), Catalonia (5.9%), Balearic Islands (5.1%), Canary Islands (5.0%) and Andalusia (4.7%).

Evolution from maximums

According to the historical series of these statistics, the average value per square meter of the first quarter of 2019 is 22.1% lower than the maximum level reached in the first quarter of 2008, when it reached its maximum value. From the minimum value reached in the third quarter of 2014, the price has recovered by 12.4%. In real terms (taking into account the change in the CPI) the current price reflects a fall from maximums of 31.4%.

Analysis by age of homes and municipalities

The average value of the square meter of free housing up to five years old stood at 1,869.1 euros in the first quarter of 2019. This represents a year-on-year growth of 4.1%.

As for free housing more than five years old, the price reached 1,628.7 euros per square meter, which represents a rise of 4.4% year on year.

For municipalities with more than 25,000 inhabitants, the highest prices for free housing are presented in San Sebastian, 3,519.8 euros / m2, Ibiza, 3,422.6 euros / m2, Barcelona, ​​3,380.1 euros / m2, Sant Cugat del Vallès, 3,337.3 euros / m2, Santa Eulalia del Río, 3,315.1 euros / m2, Madrid, 3,239.6 euros / m2, Pozuelo de Alarcón, 3,151.4 euros / m2, and Majadahonda, 3,053.8 euros / m2 .

The lowest prices in municipalities with more than 25,000 inhabitants are registered in Jumilla, 573.2 euros / m2, Ontinyent, 589.0 euros / m2, Villarrobledo, 593.3 euros / m2, Villena, 593.5 euros / m2, Elda, 615.0 euros / m2 and Alcoy, 623.2 euros / m2.

Protected housing

The average price of the square meter of the protected housing in Spain in the first quarter of the year was 1,125.8 euros. The variation with respect to the same quarter of 2018 shows a fall of -0.3%.

Valuations

The number of real estate appraisals used to calculate the house prices was in the first quarter of 2019 of 126,082.

The data used in the calculation of Housing Prices correspond to the homes appraised by the different appraisal companies that are integrated in the Association of Value Analysis (AEV) whose valuation rules are regulated according to Order EHA / 3011/2007 of the Ministry of Economy and Finance.
